If getting a roof inspection is a first for you, it can be hard to know what to expect. Many first-time homeowners have many questions for us on what we’re looking for, and what benefit it will be to them. 

First, you may need a roof inspection if:

    • Noticed leaks coming from the ceiling

    • Experienced a heavy rain, wind or hail storm

    • Coming out of an intense snow and ice season

    • Looking to sell or refinance your home

    • If you’ve recently purchased a home without a home inspection

    • Your insurance company has requested an inspection

There are essentially two components to this process: an interior and exterior inspection. A good roofing company will also do a material and structural inspection. What does this look like?

In an interior roof inspection, we’re mainly looking at the attic for any signs of deterioration. In an exterior inspection, we’re climbing onto the roof and checking components such as the flashing, shingles, chimneys, and gutters. 

What we’re looking for depends on the type of roof you may have. For example, in a shingle roof, a roofing inspector will be looking for:

    • Signs of water damage

    • Mold 

    • Shingle deterioration

    • Clogged gutters

Whereas, in a metal roof, we look for:

    • Loose seams

    • Damaged flashing

    • Rust

When a roofing inspector performs a structural inspection, they’re looking into the overall roof system and how well it’s holding up. They don’t focus on finding damaged or missing roofing materials necessarily but examples the well-being of the main components of the roof. A material inspection would take that deeper dive into the quality of the materials themselves.

Then, your roofer will give you a detailed summary of the findings and any recommended steps for action.
